Duties After a Loss - What You Should Know
When you experience property damage — whether it’s from a storm, fire, or burst pipe — your insurance company expects you to follow certain steps before they’ll pay your claim. These are called “Duties After a Loss.” They’re listed in your policy and are your responsibilities as the insured.
Here are the most common ones:
Promptly Report the Loss
You must notify your insurance company as soon as possible after discovering the damage. Delays can raise red flags or even lead to a denial.
Protect the Property from Further Damage
You’re required to take reasonable steps to prevent additional loss — like covering a damaged roof with a tarp or shutting off the water if a pipe bursts. The company only owes for the original damage, not what happens afterward if it’s left unprotected.
Document the Damage
Take lots of photos and videos before making any repairs. Keep receipts for emergency expenses or temporary repairs. Good documentation is your best defense if questions come up later.
Show the Insurance Company the Damage
You must allow the insurance company (or their adjuster) to inspect the property and review the loss. Don’t start major repairs until they’ve had a chance to see it.
Provide a Sworn Proof of Loss
In many cases, you’ll be asked to submit a signed, sworn statement listing what was damaged and how much you’re claiming. It’s a formal part of the claim process, and it must be accurate.
Cooperate with the Investigation
You must respond to the insurance company’s questions, requests for records, and sometimes even a recorded statement. They use this information to verify your claim.
Keep Records of Your Expenses
If you need to move out or pay for temporary living costs, save all receipts. These may be reimbursable under your “Loss of Use” coverage.
